Homes with lower energy bills 'more attractive to renters'

Energy efficient rental properties with lower running costs will be more attractive to potential tenants, it has been claimed. According to a spokesperson for the Energy Saving Trust, landlords will find it easier to let properties that have lower gas and electricity bills. Nancy Baynes said: "Our Green Barometer research tells us that eight in ten people would think twice about renting from a landlord whose property had a poor energy performance certificate." Landlords have been required to provide an energy performance certificate to prospective tenants when they let a property since October 1st. The document shows how much the property will cost to heat and gives details on the efficiency of electrical products. She said "straightforward" energy savings measures could help private housing tenants save up to £700 a year on their gas and electricity costs. The London Climate Change group claims that making residential properties more energy efficient can also increase their capital value.
